10 Most Frequently Asked Questions

Q: How much do TMG’s services cost?

  • TMG offers free relocation services to any prospective resident.
  • There is no cost or obligation to come into our office and look at available properties or receive a copy of our available listings.
  • We do charge a $50, per person, non-refundable application screening fee when you turn in your application. There is a processing fee (part of the non-refundable fee listed on applicable available properties) when you place your deposit to hold a property, which you intend to lease.

Q: How do I know what is available?

  • You can view available properties online, visit one of our offices, call, fax, or email us directly to let us know what type of property you are searching. We can match your needs with properties we have available.
  • We also have hard-copy listings that you can pick up from one of our offices; we also advertise some of our vacancies in local newspapers, rental magazines and popular websites.

Q: What are your requirements?

  • Our rental requirements are attached to our applications and posted in the office.
  • Typically, what we look for is income at least three times the amount of rent, good current and past landlord references and good credit.

Q: Do your properties allow pets?

  • Many TMG properties allow pets.
  • We have pet criteria in place; there are additional deposits and fees in place when a pet moves into one of those properties.
  • The pet criteria allow for two pets weighing no more than 35 pounds and 20 inches in height.
  • On occasion, there are properties with pet criteria only allowing cats or small dogs.
  • We have some owners who will accommodate tenants with larger dogs or multiple pets, with additional deposits/fees.

Q: Do you charge new tenants first and last month’s rent at move in?

  • TMG’s policy is to collect only the first month’s rent upon move in.
  • TMG does not collect last month’s rent.

Q: How do I see a property that I am interested in?

  • If a property is vacant and completely ready for move in, you can see the property by checking out keys to that property at our office. You must be 18 years of age or older and have a piece of current photo ID that we may photocopy. You may check out three keys at a time; all we ask is that you return them within a reasonable amount of time (usually 24 hours).
  • Keys will not be available on vacant properties, which are being cleaned or worked on. We want the property to look its very best for your consideration.
  • If an available property is still occupied, we make every effort to make an appointment with the current tenant after you have driven by and provided photo ID at our office.

Q: Do you allow roommates?

  • Roommates are welcome at TMG properties.

Q: How soon can I move in?

  • When a property is listed as available “Now”, the property is typically ready to be occupied within two days of paying deposits to hold and being fully approved, not including weekends.
  • If you are in need of a speedy move in, we offer an Express Application service. We will process your application and have your lease paperwork prepared for you to move in, within eight business hours from the time of paying the deposit to hold. This is for an additional fee of $300 for this service, not including weekends.

Q: How often do you update your listings?

  • We are always adding new rentals to our listings! When we become aware that a home will be available (such as a current tenant gives us notice to vacate) we begin marketing the property right away. This keeps a wide variety of homes available for rent at different times.
  • We update our website multiple times per day.

Q: What information do I need to provide you with when applying for a property?

  • If applicable, you will be providing:
    • Your present and past landlord’s name and phone number(s),
    • Your employment information (while renting from TMG) and one month’s current pay stub(s)
    • Your social security number,
    • An emergency contact person and personal reference name and number,
    • This is just some of the information you will be providing.

We look forward to getting you a speedy response on your application to lease a TMG property, so please be sure the application is completely filled out with current and accurate information and is signed by all parties.

  • Your income should be greater than 3 times the rent or lease payment per month.
  • If roommates are applying and have lived together for 1 year, we can combine the incomes to meet the criteria (3 x rent).
  • If the roommates have not lived together for 1 year, each person will have to qualify separately, but would only need to make 2 times the rent each. In either case, a separate application should be filled out accompanied with two application fees.
  • We will need to verify your income. To expedite this process, you may include a copy of your current pay stub, or if you are self employed; two years tax records.
  • We will look for good references from both your current and past Landlord’s (who are not related to you).
  • Satisfactory credit will be accepted. We will run a credit report for each person applying. Application fees are $50.00 per adult over the age of 18 that will be occupying the home. All residents over 18 must be screened.
  • When you are approved for a property, or when you are pre-approved and you identify a property, we will accept your deposit to hold (the security deposit plus the nonrefundable processing fee) and rent will start usually within a day or two, and no longer than 5 days when the property is available now. The property remains on the market for other people to apply for it until the deposit to hold is receipted in the office.
  • We use a scoring system to qualify residents based on the criteria listed above. Negative credit or references will incur a point against the application. While your score may be sufficient to be approved, you may also be required to pay additional security deposits, depending on your actual score. If your application exceeds the allowable points, we are sorry, but we will be unable to offer you residency at this time.

If a property allows pets, the following will apply:
If a property or apartment community accepts pets, the following may apply: **

  • An additional pet security deposit and non-refundable pet fee – per pet – will be due and payable along with the deposit to hold.
  • Houses, condos & plexes typically will allow a pet of up to 24” high and up to 35 lbs, full grown.
  • Apartment Communities typically will allow a pet of up to 18” high and up to 25 lbs, full grown. Most Apartment Communities & condos will only allow one (1) pet.
  • No property will allow any dogs of a perceived vicious breed: Pit bull, Doberman, Rottweiler, German shepherd, etc. (or any mixed breed).

** Please remember, not all properties will allow a pet and you should look carefully before choosing your home if you have a pet.
