1. How much do TMG's services cost?
| |
TMG offers free relocation services to any prospective resident. |
| |
There is no cost or obligation to come into our office and look at available properties or receive a copy of our available listings. |
| |
We do charge a $50, per person, non-refundable application screening fee when you turn in your application. There is a processing fee (part of the non-refundable fee listed on available properties) when you place your deposit to hold a property, which you intend to lease. |
2. How do I know what is available?

You can visit our office and view our availability list online from our client PC station, call, fax, or email us directly what you are looking for. We can match up our properties to your needs. |

We also have listings which you can pick up, and we advertise a portion of our vacancies in The Columbian newspaper and For Rent Magazine. |
3. What are your requirements?
| |
Our rental requirements are attached to our applications and posted in the office. click here to read them online. |

Typically, what we look for is income at least three times the amount of rent, good current and past landlord references and good credit. |
4. Do your properties allow pets?
| |
A good portion of TMG properties allow pets. |
| |
There is a pet criteria in place and there are additional deposits and fees in place when a pet moves into one of those properties.

The pet criteria allows for two pets weighing no more than 35 pounds and 20 inches in height.
|

On occasion, there are properties with pet criteria only allowing cats or small dogs. |
| |
We have some owners who will accommodate tenants with larger dogs or multiple pets, with additional deposits/fees. |
5. Do you charge new tenants first and last month's rent at move in?
| |
TMG's policy is to collect only the first month's rent upon move in. |
| |
No matter what time of the month you move in, you will be required to pay a full month's rent. |

The following month's rent will be pro-rated if you have moved in after the first of the previous month. |
6. How do I see a property that I am interested in?
| |
If a property is vacant and completely ready for move in, you can see the property by checking out keys to that property at our office. You must be 18 years of age or older and have a piece of current photo ID that we may photocopy. You may check out three keys at a time; all we ask is that you return them within a reasonable amount of time (usually 24 hours). |

Keys will not be available on vacant properties, which are being cleaned or worked on. We want the property to look its very best for your consideration. |

If an available property is still occupied, we make every effort to make an appointment with the current tenant after you have driven by and provided photo ID at our office.

7. Do you allow roommates?

Roommates are welcome at TMG properties. |
| |
When applicants have joint tenancy of nine months or longer, their income may be combined to qualify for the property. |
| |
Each roommate must separately, meet the qualifying criteria if they have not had joint rental history.
|
8. How soon can I move in?
| |
When a property is listed as available "Now", the property is typically ready to be occupied within two days of paying deposits to hold, not including weekends. |

If you are in need of a speedy move in, we offer an Express Application service. We will process your application and have your lease paperwork prepared for you to move in, within eight business hours from the time of paying the deposit to hold. This is for an additional fee of $300 for this service. |
9. How often do you update your listings?
| |
We are always adding new rentals to our listings! When we become aware that a home will be available (such as a current tenant gives us notice to vacate) we begin marketing the property right away. This keeps a wide variety of homes available for rent at different times.

10. What information do I need to provide you with when applying for a property?
| |
A If applicable, you will be providing: |

- Your present and past landlord’s name and phone number(s),
- Your employment information (while renting from TMG) and one month’s current pay stub; or if self-employed, two year's tax returns or letter from your CPA,
- Your social security number,
- An emergency contact person and personal reference name and number,
- This is just some of the information you will be providing.
