TMG's Pledge of Quality
As a property management company we continually strive for product excellence. Our goal is to maintain TMG managed properties to a higher standard for owner profitability and resident livability.
What does this mean to you, the property owner?
Each property is held to TMG's Quality Property Standards. By doing so we are able to attract the most qualified resident and obtain the highest rent possible for the properties that we manage.
TMG's Quality Property Standards
Exterior
All siding, roofs, gutters, lawn, bedding areas, fencing, decking and walkways should be clean, in good repair and free of debris of any kind. All personal items should be stored out of site including inoperable vehicles or motorized equipment. Any situation that may be hazardous to life or provoke further property damage is to be addressed immediately.
Siding and Exterior Paint should be clean, secure and in good physical condition, any damage should be repaired and any bare wood should be treated.
Roofs should be clean and in good condition with no loose or missing shingles, shakes, tiles or flashing.
Gutters and downspouts are to be in good repair and free of obstructions and provide adequate splash boxes.
Doors, windows and locks should be airtight and in good repair with operational locking systems provided. Windows are to be in good repair and each window equipped with a properly fitted window screen, any screen in disrepair is to be repaired or replaced. All door locks are rekeyed for each new occupant.
Fencing is to be in good repair and provide adequate latches and locks. Fence boards or posts in disrepair are to be removed and replaced. Any fencing with barbed wire or electrical power is to be removed.
Decks, walkways, driveways, patios should be clean, safe and free of obstruction or any hazards. Storage buildings or sheds should be clean, empty and in good repair. Decks and Patios should be free of moss, weeds and any debris.
Landscaping is to be properly maintained by regular mowing, watering, edging, weeding and fertilizing. All bedding areas are to be well defined. Plants and shrubs should be manicured and uniform in appearance and not be hanging over or leaning on siding, roofs, gutters, walkways or driveways. All trash receptacles and other personal property should be properly stored.
Garages may be used for storage but must remain free of waste and debris. Any sheetrock holes will be repaired to match whatever degree of finished state the sheetrock is in. Doors should have adequate locking mechanisms.
The following bi-yearly weatherization schedule is to be performed. Tenants will be notified of their responsibilities:

Before cold weather arrives, install foundation vent covers, disconnect all outside hoses, check gutters and downspouts, check furnace filters on forced air units, wall heaters should be cleaned out to run efficiently, and smoke alarms should be checked. |

In the Spring, remove foundation vent covers and hose bib covers, fertilize lawn with a moss controller, make sure that If there is firewood stored outside that you place a plastic barrier between it and any siding and check all smoke alarms. |
Interior
Interiors should be sanitary with unobstructed pathways to all exits and in good general repair. All appliances, hard surfaces, plumbing and electrical fixtures should be in good repair at all times and any situation that may be hazardous to life or provoke further property damage is to be addressed immediately.
Smoke detectors are to be operational with one in each living area. Any defects in equipment, including poor batteries, should be repaired/replaced immediately.
Heating systems are to be in good repair meeting local building codes at all times. Defects are to be repaired immediately.
Plumbing fixtures such as sinks, tubs, etc. are to be clean, sanitary, and recaulked or grouted and in good repair. Any defective fixtures should be evaluated for replacement. Water heaters should be set at a temperature of no warmer than 120 degrees and equipped with a pressure relief valve. All pipes should be free of leaks and blockages and meet local building codes.
Electrical outlets and fixtures should be in good repair to meet local building codes. There should be no exposed or defective wiring. All faceplates should be in place and in good condition and uniform in appearance.
Floor covering and counter tops are to be clean and well maintained and free of stains, tears, rips, and gouges or nail pops. All grout and/or caulking should be fresh and clean.
Wall and ceiling finished interior living spaces should be painted with TMG standard colors. Eggshell or Semi Gloss finishes applied in Polar or Antique white are currently the standard colors used. Every scuff, nail hole in sheetrock should be addressed and each wall surface will be painted "corner to corner". If wallpaper or wallpaper boarder is in disrepair it is to be removed.
Appliances that are offered with the property should be clean and in good repair and all others are to be removed. All knobs and faceplates should be in good condition and settings are to be easily read. All functions of each appliance shall be operational.
Interior woodwork should be in good repair including doors; windowsills, wood molding and wood cabinets should be in good condition. All interior doors should have doorstops, either wall or door mounted. Any woodwork that is in poor condition should be treated or replaced.
Updating and replacement review on an ongoing basis is an integral part of maintaining the value of the property. Outdated carpet, counter tops and light fixtures can significantly reduce the value of the property and cause unwanted delays in occupancy.
