What is a Lease Purchase?
A Lease Purchase is agreeing to sell your home with a delayed closing.

Who benefits from TMG's Lease Purchase Program?

•	An owner or investor who does not need to close the sale before 24 months
•	An owner or investor who, if the sale does not close, will not suffer financial hardship
•	An owner or investor whose property is less than 10 years old
•	An owner or investor who would like the benefits of a long lease and to substantially reduce their property maintenance costs during the lease.
•	A builder or developer who has excess inventory and does not need to close the property for 24 months
•	An owner or investor who would like to continue receiving the tax benefits generated by owning investment property
•	A purchaser can move into their future home today and become a 'home owner'.
•	A purchaser can use the closing window, usually 12-24 months, to build up their down payment.
•	A purchaser agrees to the sale price now and locks it in for the term.

Who participates in TMG's Lease Purchase Program?

•	A Purchaser who would normally qualify as a regular tenant in a TMG rental property
•	A Purchaser who may not qualify for a mortgage today but has taken steps to qualify for a mortgage within 24 months
•	A Purchaser who is ready to maintain their own home
•	A Purchaser who is financially able to secure the additional funds needed for participation in the program
